Oak Hill Supportive Living Facility

Once an unkempt and neglected property, this site is now home to a world class, 94-unit, supportive living facility in Round Lake Beach, IL. Our client had a vision to create a nurturing environment for the future residents who would live here that was not just functional but peaceful and beautiful. Together with our client, the project architect, and the Village, we led the way in gathering due diligence information and ultimately engineering a site plan that was creative, interactive, and purposeful. One of the challenges in developing a 10-acre site like this is the number of approvals and permits that are required from many different agencies, including: Lake County SMC, Lake County DOT, Village of Round Lake Beach, the US Army Corps of Engineers, various sanitary districts, and the IEPA. Throughout the process, Watermark remained committed to our client’s vision and helped navigate the complexity using creativity and engineering experience to turn challenges into opportunities. Stormwater detention requirements became opportunities for restored wetlands with a walking trail; challenging topography and the balancing of earthwork became an opportunity to create vistas and destination points throughout the site; and complex approval processes with layers of people and agencies overseeing the project, became an opportunity to forge relationships and put forth a collaborative effort to create a finished product that truly serves the community, our client, and, most of all, the residents.

Watermark was engaged to assist the developer in obtaining necessary municipal and state approvals to construct a 131-unit single family residential development on a 122-acre parcel in Sugar Grove, IL.  Watermark worked with the developer on several aspects of land development, from conceptual site planning and site feasibility studies, to utility and sanitary lift station design, to stormwater management and on-site wetland mitigation. Today, Hannaford Farms is a vibrant neighborhood, that continues to stand out for its high-quality homes and aesthetic appeal.

Located near the northern foothills of the Rocky Mountains, this 51-acre single family residential subdivision represented years of dreaming and planning. Together, Watermark and our client, broke new ground and set the standard for what a residential subdivision plan and application could look like. The resulting design was a culmination of months of research, discussion with stakeholders, and studying the needs of the community and our client. The corresponding residential community management plan laid out every detail needed to communicate the ultimate goal of the development. Watermark created a full color 24-page booklet, providing the community an intuitive platform by which to review, approve, and publicly communicate exactly what this development would mean to the area. The plan was approved and is now currently under construction. This project is another great example of our commitment to understanding our client’s vision and leveraging our technical and creative design team to go the extra mile on each and every project.
